Once, when my peers in the civil engineering profession gathered, I asked why the Philippines can’t employ the same living conditions Singapore or Hong Kong have — condo-style living. They answered, “This country has more land than those two powerhouse-nations combined.”

Right there and then, my hopes to live like a Singaporean was crushed.

But with the regional economic fluctuations favoring the bigger cities, there’s a tiny bit of light that we are soon going to that path.

I must say that living in a condo has so much more advantages than disadvantages. One is the view, especially when you are in the higher floors. Another is the accessibility — you can literally see the mall and bus stops down there from your window.

With this, I rated my Top 5 condos in Cebu according to location, amenities, affordability, developer, and rentability.

  • 1. The Meridian by Avenir
    • Developer: King Properties
    • Location: Archbishop Ave., Cebu City, in front of San Carlos Seminary
    • Price: Studio Suite @ 3.4M PHP; Garden Suite @ 5.8M PHP, Loft Suite @ 7.4M PHP
    • Amenities: gym, bar, pool
    • Rentability: ⭐️⭐️⭐️⭐️⭐️
  • Location wise, it is in between SM City, Ayala Center, and IT Park, which surprised me why this condo is priced so affordably. Last year, the studio unit was only under 3M PHP. So for me, this is a steal.
  • 2. Amani Grand Residences Mactan

    • Developer: Grand Land, Inc.
      Location: Matumbo Rd, Pusok, Lapu-lapu City
      Price: Studio @ 2.6M PHP, 1-Br @ 4.2M PHP
      Amenities: clubhouse, pool, jogging path, commercial center

    • Rentability: ⭐️⭐️⭐️⭐️⭐️

    I work as an Admin Manager for an engineering consultancy firm and our project is the Mactan-Cebu Airport. For 4 years, we stayed in the (old) condo in front of this one and I must say that being just 4 minutes away from the airport is so relaxing.

    3. J Tower Residences

    • Developer: Justin Uy
    • Location: AS Fortuna Ave., Mandaue City, beside JCenter Mall
    • Price: Studio @ 3.1M PHP, Villa @ 18M PHP, Penthouse @ 11.5M PHP
    • Amenities: infinity pool, gym, Sky Waterpark, SM Supermarket, More than 300 shops, Gold’ gym, The Industry bar
    • Rentability: ⭐️⭐️⭐️⭐️

    If you have been to Mandaue, you know that JCenter Mall is in a strategic location. It’s at the end of a busy AS Fortuna Ave. and it’s a turning point for students and commuters.

    4. Mivesa Garden Residences

    • Developer: Cebu Landmasters, Inc
    • Location: Salinas Drive, Lahug, Cebu City
    • Price: pre-selling units are sold out, RFO 1-Br @ 5.2M PHP, RFO 2-Br @ 6.8M PHP
    • Amenities: pool, clubhouse, gym, jogging path
    • Rentability: ⭐️⭐️⭐️⭐️

    When buying a condo, one top priority is timing and I was the most fortunate one when I bought a pre-selling studio in Phase 3 (Bldg 6 & 7) in 2017, along with my clients.

    This place has a very relaxing ambiance, you may forget all your stresses once you’re inside the subdivision. I cannot reiterate enough the importance of ambiance when promoting your condo for rent. With this one, it’s like you’re not even living in the city!

    5. Astra Centre

    • Developer: Cebu Landmasters, Inc
    • Location: AS Fortuna Avenue, Mandaue City
    • Price: Studio @ 4.1M PHP, 1-Br @ 6.9M PHP (Bldg 2 coming soon)
    • Amenities: infinity pool, kiddie pool, function rooms, gym, al fresco area, rooftop lounge/sky dec
    • Rentability: ⭐️⭐️⭐️⭐️

    Design-wise, this is probably my favorite. It’s also so affordable, it got sold out in 4 months. The price indicated above is among the few units that’s left.

    Also, the location of this development is very accessible to the schools and universities from Banilad to Talamban.

    With the fast rising prices of land in major cities, getting a condo is more ideal than buying a house and lot. Not only are you paying for the unit itself, you are also getting amenities like the pool, gym, and whathaveyou. It’s like living in a hotel but much cheaper.
